How to Calculate Your Property Taxes
Residential
- Taxable Assessment x Mill Rate / 1000 = Initial Levy
- (Initial Levy x Mill Rate Factor) + Base Tax = Municipal Levy
- Taxable Assessment x School Tax Mill Rate = School Tax Levy
- Add your Municipal Levy amount to your School Tax Levy amount to calculate your total taxes owed.
Agricultural / Commercial
- Taxable Assessment x Mill Rate / 1000 = Initial Levy
- (Initial Levy x Mill Rate Factor) = Municipal Levy.If your Municipal Levy is LESS than the Minimum Tax, you pay the Minimum Tax. If your Municipal Levy is MORE than the Minimum Tax you pay the Municipal Levy as calculated.
- Taxable Assessment x School Tax Mill Rate = School Tax Levy
- Add your Municipal Levy (or Minimum Tax depending on the results of #2) amount to your School Tax Levy amount to calculate your total taxes owed.
Discounts
Discounts are available on Municipal taxes only and do not apply to the school portion of taxes. Discounts are as follows:
- 5% municipal tax discount for payments received on or before August 31 for the year 2023.
- For the year 2024 and thereafter a pre-payment discount on municipal taxes of 5% from January 1 – August 31, and a prompt payment discount of 3% if paid in September; 2% if paid in October; and 1% if paid in November.
Please allow 5-10 business days for payments to be processed. Payment is credited to the account when the payment is received by the village, not on the date sent and not on the date of mailing.
Penalties
Interest of 1% is applied on the first of each month for accounts in arrears remaining unpaid as of the end of the previous month.
Property Assessment Information
Property assessments are evaluated by The Saskatchewan Assessment Management Agency (SAMA).
SAMA is responsible for the governance of Saskatchewan’s property assessment system, and conducts a full revaluation of all properties in the province every four years.
